721 Exchanges
Section 721 of the Internal Revenue Code allows investors to contribute real property in exchange for interest or "units" in an operating partnership or UPREIT.
Unlike 1031 exchanges where investors can defer capital gains by selling and reinvesting proceeds into a like-kind asset, 721 exchanges offer greater flexibility and hands-off returns for owners who want to "cash-in" on their appreciated property and receive passive ownership benefits.
By contributing property into the Catalyst Fund, investors can trade-out equity risk for secure, high yielding interests backed by a pool of thoughtfully structured loans. A property owner yielding a below average return on their implied equity can supercharge their cashflow by contributing property into the Fund.
